Moisture Warranty Corporation

Moisture Warranty Corporation has developed a niche market, specializing in preserving and protecting stucco homes. The company operates nationally and claims to provide the only nationally available warranty for protecting homes from moisture intrusion. Their branded product, the MoistureFree Warranty, is backed by Western Pacific Mutual Insurance Company. A MoistureFree Warranty is available for a period of up to eight years and in the amount of up to $150,000.

The certification process required prior to a signed warranty agreement includes a thorough inspection. The home must be inspected by a qualified moisture inspector, whose report is submitted to the MWC for review along with a warranty application form that has been completed by the inspector.

MWC contacts the homeowner with any repairs that need to be completed before a warranty can be written. When those repairs are made and a second inspection is completed to ensure that the repairs have been executed according to company protocol. MWC will provide the homeowner with the names of qualified contractors, if requested. Once these steps have been satisfactorily completed, the warranty agreement is signed.

The benefits of an MWC warranty are something like those of a standard home warrantee, according to the corporation. They include:

  • Mediating the stigma associated with stucco homes
  • Overcoming reluctance to list, show, or view/buy stucco homes
  • Preserving value and increasing potential asking price
  • Protection for all parties involved in a real estate transaction
  • Protection against repairs failing/moisture intrusion
  • Approved inspection protocol and repair standards.

MWC says that a home with a MoistureFree Warranty will be on the market up to 50% fewer days than a stucco home without one. Their belief is that between 3% and 16% of the sales price on the home can be “maintained” if the home has an MWC warranty.
