American Home Shield

American Home Shield (AHS) is a company that provides home warrantee services. For a fixed fee, AHS agrees to provide repairs to various components of your home. They sell insurance for unexpected and potentially expensive home repairs. The basic document is a service contract which guarantees the repair or replacement of household components should they break down during the course of normal wear and tear.

AHS also provides home inspection services if you are in the process of purchasing your home. They can provide you with a detailed and candid estimate of such things as the years left on the roof, the age of the heating system, the quality of the plumbing and electrical systems, and so forth.

The home warrantee policy has a number of options, but begins with a standard list of services. There is a $55 trade service call fee attached to every request for help. A basic policy includes coverage of:

  • heating system
  • plumbing system
  • electrical system
  • water heater
  • oven/range/cooktop
  • dishwasher
  • built-in microwave oven
  • garbage disposal
  • built-in whirlpool motor and pump
  • exhaust fan
  • garage door opener
  • sump pump

AHS provides policies for individuals selling homes, buying homes, and for existing homeowners. Each of these policies differs somewhat; in the case of a realtor or seller, the major issue is liability for the property that is being sold. Their contracts are referred to as warrantees rather than policies.

AHS does not insist on a home inspection before agreeing to a warrantee contract. They also state that the warrantee will apply to all systems and appliances that have been properly cared for, regardless of age. There is no limit to the number of repair calls that you can make during the term of the warrantee. There can be multiple “trade service call fees” applied to a repair, however, especially if they involve more than one particular profession: both a carpenter and plumber, for example.
